1. Identification and Scope
These Terms and Conditions govern the use of the website and online booking system of Dreams Collection, as well as the contractual relationship between Dreams Collection and its guests regarding local accommodation bookings in Portugal. By making a booking, the guest declares that they have read, understood, and fully accepted these Terms and Conditions, as well as the Privacy Policy and Cookie Policy.

2. Booking Process
2.1. Bookings can be made through the website, by email, or by phone.
2.2. A booking is considered confirmed upon receipt of written confirmation (email) from Dreams Collection and the payment of the deposit or total amount, as applicable.
2.3. The guest is responsible for the accuracy of all data provided at the time of booking.
2.4. Dreams Collection reserves the right to refuse bookings at its sole discretion, namely in case of suspected fraud or abuse.
2.5. The person responsible for the booking must be over 18 years old and provide a valid contact email and phone number. Guests under 18 years old may only stay when accompanied by the adult responsible for the booking.

3. Prices and Payment
3.1. All prices displayed on the website include VAT at the legal rate in force and refer to the accommodation for the indicated number of nights.
3.2. Payment can be made through the methods available on the website (credit/debit card, bank transfer, or others available).
3.3. Payment data is securely processed by Stripe, a PCI-DSS Level 1 certified service provider. Dreams Collection does not store or have access to full payment card details.
3.4. Dreams Collection reserves the right to change prices at any time, without prejudice to already confirmed bookings.

4. Cancellation and Refund Policy
The applicable cancellation policy is specified on the accommodation unit page at the time of booking. In general:

  • Free Cancellation: Cancel up to the deadline indicated in the booking confirmation at no cost;

  • Late Cancellation or No-Show: The total or partial amount of the booking may be charged, as indicated in the specific conditions;

  • Refunds: Processed within 10 business days to the original payment method. In the event of extraordinary and unpredictable circumstances beyond the control of the parties, special conditions will apply, evaluated on a case-by-case basis.

5. Check-in and Check-out
5.1. The check-in and check-out times for each unit are specified in the booking confirmation.
5.2. Check-in is carried out remotely. Days prior to arrival, the guest will receive an Accommodation Bulletin (Boletim de Alojamento), which must be filled out and submitted within the specified deadline. Failure to complete the form within the deadline may result in refusal of access to the accommodation, without the right to a refund.
5.3. Early check-in or late check-out is subject to availability and may incur an additional fee.

6. Accommodation Rules
The guest undertakes to:

  • Respect the internal regulations of each accommodation unit, available on-site;

  • Not smoke in non-designated areas;

  • Respect the peace and quiet of other guests and neighbors;

  • Not introduce pets without prior authorization;

  • Treat the accommodation and equipment with care.

    Violation of these house rules may result in the immediate termination of the reservation and the obligation to leave the accommodation, without the right to a refund.

7. Liability
7.1. Dreams Collection is not responsible for loss, damage, or theft of personal belongings of the guest on the premises, except in cases of willful misconduct or gross negligence.
7.2. The guest is responsible for any damage caused to the accommodation or equipment during their stay. The costs of repair or replacement will be charged to the guest.

8. Intellectual Property
All website content (texts, images, logos, design) is the property of Dreams Collection or third parties who have licensed its use. Any total or partial reproduction without prior written authorization is strictly prohibited.

9. Applicable Law
These Terms and Conditions are governed by Portuguese law, namely Decree-Law no. 7/2004, of January 7 (e-commerce), Decree-Law no. 24/2014, of February 14 (consumer rights in distance contracts), and the GDPR.

10. Changes to Terms
Dreams Collection reserves the right to amend these Terms and Conditions at any time. Changes take effect upon publication on the website. Confirmed bookings retain the conditions in force at the time of confirmation.
